Roofstock, a US marketplace for single-family rental investment properties, has launched Roofstock One, enabling investors to buy shares in fully-managed rental homes. Roofstock One homes are initially available in the Atlanta and Indianapolis metropolitan areas.
The team handles financing, insurance, leasing, property management and asset management. Returns comprise potential dividends, tax benefits associated with real estate ownership and price appreciation. For those homes being offered as part of the launch, Roofstock One is electing to retain at least a 10 per cent ownership interest in each fractional property for at least a year to demonstrate investor alignment.
The firm said the “invest-by-the-share” model frees investors from the responsibilities associated with acquiring and owning investment properties directly.
